  • Property Manager

    Property Manager responsibilities:
    (may include but not be limited to the following)
    • Coordinating with property inspectors, mowing, and vendor work
    • The ability to understand basic finance functions and understand billing processes
    • Member of on call rotation
     
    Marketing
    • implementing marketing initiatives to achieve occupancy goals as outlined by leadership
    • advertise and fill vacancies while utilizing tools provided
    • obtain referrals from existing tenants
    • process applications and follow up with applicants
    • promote and show properties to prospective tenants
    • interview, qualify and place tenants
    • maintain updated availability reports
    • keep rental at optimum capacity
    • maintain in-depth knowledge of market conditions
     
    Administrative/Financial
    • negotiate, prepare and enforce leases
    • maintain all statutory required records
    • ensure compliance with relevant laws and regulations
    • enforce terms of rental agreements
    • establish appropriate rental rates by conducting market research, determining costs and considering profit goals
    • discuss with owners monthly statements and financial goals and schedule expenditures
    • ensure timely payments and collections
    • minimize rental arrears
    • coordinate default proceedings
    • implement preventative maintenance programs
    • oversee capital improvement projects
    • negotiate and manage contracts with outside vendors
     
    Tenant/Resident Relations
    • Coordinate move ins and move outs
    • investigate and resolve resident complaints and concerns in a timely and efficient manner
    • enforce occupancy policies and procedures
    • maintain timely communications with residents and tenants
    • monitor and complete maintenance and repairs timeously and cost-effectively
    • organize incoming and outgoing inspections and prepare inspection reports
     
    Education, Qualifications and Experience
    • understanding of financial and accounting principals
    • understanding of customer service principles
    • Experience with contracts and agreements
    • Previous experience using Microsoft Office, Google applications, and property management software
    • Current Ohio Real Estate license or ability to pass the exam within 60 days of being hired
